How does a landlord benefit if their tenant gets renters insurance?
"The benefit for the tenant is obvious — their belongings are covered. But what benefit is there, if any, for the landlord?
“Landlords benefit tremendously if their tenants have renters insurance. The landlord is protected if the tenant damages the property because they can sue the tenant and be paid from the liability coverage on the insurance.
If the tenant is displaced from the home due to a fire or water damage, the tenant is able to take advantage of their loss of use coverage to stay in a hotel; the landlord doesn’t have to pay for this out of pocket. “

Should I switch home insurance carriers to get more sewer backup coverage?
"I signed up for home insurance with a small regional carrier in New Hampshire. They can only offer $5,000 in sewer backup coverage. Larger carriers can offer more coverage, but my premium will also be higher if I switch over to them. Is it worthwhile to make the switch and get more sewer backup coverage? "

Should I finance a used Toyota Corolla to help boost my credit score?
"My credit score is 640, and I want to increase it. To do this, I was thinking of buying a used Toyota Corolla for about $7,000. I have $5,000 for a down payment, so I'd only need $2,000 for the loan. Should I do this to help boost my credit score?"
