My husband and I recently retired and purchased a townhouse. Several of our neighbors have upgraded their patios. Do you need HOA approval for a patio? Or can we just go ahead and make these improvements?

So, what steps do homeowners typically take when requesting permission for improvements?
  • First, contact your HOA and request any forms they might require. You may need to provide a sketch or photos of the proposed upgrades.
  • Once you have the HOA’s conditional approval, you can hire an insured contractor. At this point, the HOA may ask that you submit formal plans. In addition, you will also likely be expected to pull a building permit.
  • Before continuing on to the construction phase, be sure your formal plans have been approved by the HOA. Make sure your contractor files all appropriate forms with the zoning board and has the project inspected.
