How DeKalb County property taxes are determined

The property tax you pay is proportional to the value of your property. The tax rate is determined by local budgets.

Board of Tax
Assessors in your county will assess your property. In Georgia, property is assessed at 40% of its fair market value, which is the amount a buyer would pay and a seller would accept—assuming a wilful, knowledgeable, and legal sale. 
Any income generated by a rental property and the projected cost to rebuild the property—less depreciation, plus land value—are also taken into consideration. 
If you disagree with the assessment of your home, you have 45 days from the notice date on the Annual Assessment Notice to
file an appeal
. You may file an appeal online, in person at any office, or by mail via a form or a letter stating you wish to appeal. Be sure to include your Parcel ID Number, your street address, and contact information.

Your property tax payment is due September 30th if paying in one lump sum, or September 30th and November 15th if paying in two installments. Property tax bills are mailed out in August each year, though you can also sign up to

  • By mail: Send payments to DeKalb County Tax Commissioner, Property Tax Division, P.O. Box 100004, Decatur, GA 30031-7004
  • In person: Payments can be made in person Monday to Friday between 8:00 am and 5:00 pm at 4380 Memorial Drive, Suite 100, Decatur, GA 30032. Accepted payment methods include cash, personal check,  money order, debit, and credit cards (fees apply to card transactions). To save time, you can

    for an appointment. Bring your valid Georgia driver’s license or ID, your confirmation email, and look for the “Click2Skip” line when you arrive at the office.
  • Drop box: Drop boxes are located at all three of the following office locations. Please do not include cash in your drop box payment for security reasons.

  • South Office: The Gallery at South DeKalb Mall, 2801 Candler Road, Decatur, GA 30034
  • North Office: 3653 Clairmont Road, Chamblee, GA 30341
  • Through your mortgage: Check if your mortgage company has an escrow to pay your taxes for you. If so, you can send them your property tax bill to be paid. However, the onus still falls on your to ensure your taxes are paid correctly and on time.
