How Miami-Dade County property taxes are determined

Property taxes in Miami-Dade County are determined annually by the Miami-Dade County Property Tax Assessor. 
The calculation is based on the fair market value of your property and the millage rate set by the local government each year. For the 2022 fiscal year, the millage rate in Miami-Dade County is 6.2 mills per $1,000 of assessed value.
The amount you owe each pay period can change if the market fluctuates and if you make any improvements to your property that will change its appraised value.

How to pay property taxes in Miami-Dade County 

Property taxes in Miami-Dade County become payable each year on November 1 and are due before April 1. If possible, you may want to consider paying early. Miami-Dade County residents can receive a 4% discount if they pay by November 30, a 3% discount if they pay by December 31, a 2% discount if they pay by January 31, and a 1% discount if the amount is paid by February 28. 
Miami-Dade residents can pay their property taxes in a few ways, so you can choose the one most convenient for your situation: 
  • Online: Online payments can be made through an online portal. Credit cards, debit cards, and e-checks are all acceptable forms of payment, but keep in mind that there is a convenience fee for credit and debit cards and American Express is not accepted
  • By mail: Personal checks, cashier’s checks, certified funds, and money orders are accepted by mail. You can make your payments payable to Miami-Dade Tax Collector 200 NW 2nd Avenue, Miami, FL 33128, and include your property’s folio number on the payment 
  • In person: You can make a payment in person at the Miami-Dade Tax Collector’s Office by personal check, cashier’s check, certified funds, money order, or cash—credit cards are not accepted.
  • 311 Call Center: Property tax payments can also be made through the 311 Call Center. This payment option only accepts e-check payments for the full amount owed. No partial or installment payments. The 311 Call Center's hours of operation are Monday through Friday from 8 am-4 pm
