What does an HOA consider a commercial vehicle?

There is a condo I have my eye on, but when I was at the open house, I noticed the parking lot seemed a little small. The real estate agent said that commercial cars aren't allowed, and I drive a stretch limousine for a living. What is considered a commercial vehicle by the HOA?

Every HOA can have its own guidelines on what they consider a commercial vehicle. It is common for a limousine that can carry more than nine passengers to be categorized as commercial.
It would be in your best interest to have your real estate agent ask the HOA specifically about where you could park a stretch limo. An average parking spot is 18 feet long and 9 feet wide and a stretch limo is 30 feet long—that is a lot of space for one condo to take up.
There are generally two ways a vehicle is deemed commercial:
  • The car is registered as a commercial vehicle with the DMV, regardless of the size
  • The HOA can use weight, size, and passenger capacity to determine which vehicles exceed the parking lot limitations
