What is a home appraisal for?

The purpose of a home appraisal is to establish a home’s true value so the lender can safely determine the risk of giving you the loan. A third-party appraiser is hired to determine the property’s worth in a fair, non-biased manner.

How long does an appraisal take?

An appraisal sounds like a straightforward process, but it isn’t as simple as it seems. Appraisals require three fundamental components to compile the report: a physical inspection, comparable properties, and an overall data review and evaluation.
Between all of these steps, the entire process will take seven to 10 days, but some steps are a lot quicker than others.

Arranging an appraiser’s visit

First, the appraisal needs to be requested.
The lender is the one to initiate a home appraisal, which usually happens the same day as your conditional approval comes through, or the following day. How soon the appraisal happens depends on their availability, but it’s usually no more than two or three days.

The inspection

The main part of a home appraisal is the inspection process. An appraiser will arrange to examine your home in detail. Their criteria will include overall condition, the age of your appliances and utilities, quality of finishing, as well as physical dimensions.
The time it takes to complete a home appraisal inspection varies depending on the property size. It could be as little as 15 minutes or range up to two hours. The inspection itself is often the quickest step of the home appraisal process.

Receiving the report

The bulk of the work is not done, however. After the physical examination has been done, the appraiser must find recently sold properties to use as comparisons. They have to be sold within the past 12 months or less and as close to your home’s condition and qualities as possible. Typically, home appraisals will include three to five comparables.
Then, the appraiser adjusts your home’s value based on the comparables and any relevant market data. Most appraisals determine a value per square foot for the most accurate comparisons.
For example, if your potential home has the same square footage as another recently sold property but the one you’re buying has more expensive finishing qualities, the appraiser will bump down the comparable’s price per square foot.
Most full residential home appraisals will be completed and submitted to the lender in less than a week from the inspection date.
